Oh! Property Management is a boutique business whose director and sole property manager is me, Nick O'Hara.
The idea of Oh! Property management stemmed from the need for landlords to have a consistent and reliable property manager. Someone they can depend on to not only lease their investment but manage it through the existence of the tenancy.
It sounds simple in theory, yet it's becoming harder and harder to find.
Keeping this in mind, the philosophy for the business is to focus purely on property management and ensure all of our clients have the best possible level of service from start to finish.
This starts from the minute we start working with you to secure your tenant. We ensure all of our homes are professionally photographed and shown in their best possible light. This not only increases the chances of securing the best tenant, but also ensures we can maximise your potential return.
In my experience, the potential return on a home that's presented poorly versus one that's shown in its best possible light can be as much an as 20% difference in your annual yield.
With your tenant secured we set a strong foundation by completing a thorough in-going inspection to ensure you can rest assured that not only have you secured the best tenant for your home. You'll have peace of mind that your home will stay safe and you'll be covered from day one.
To ensure the highest level of service we plan to cap the number of properties under management at around 100 homes. This ensures that each of our valued clients gets the absolute utmost attention and care.

Advertising your investment
We take the time to properly photograph your property and show off its best characteristics. This highlights the home and helps with achieving the highest possible yield.
The difference between a property that’s poorly presented versus one that’s show in its best possible light can be as much as a 20% difference in the achieved weekly rental return. That’s not including the extra time your house may sit on the market.

Leasing your investment
When it comes to leasing your investment property there’s a number of steps we put in place to ensure we secure you the best possible tenant.
The first step once the applications received is to look up your tenant on social media websites and see if anything jumps out as a warning sign.
We also ask for proof of income which we clarify with their current employer as well as contact their last rental reference to see how they have treated their home in the past.
Using this method although it sounds simple is important as it sets a strong foundation for a smooth experience as a landlord.
It’s the 1% that takes up 99% of your time and you don't want that, neither do we.

Looking after your property
We set a strong foundation by completing a thorough inspection prior to your tenant moving in. At this time we photograph and note all aspects of the home. This includes all cupboards, walls, cornices and doors. You think of it and we’ll note it.
With this in place you can rest assured that in the event something doesn't go quite right you’ll have a foot to stand on and wont be left out of pocket.

My name is Nick O'Hara and I have been working in property management since 2014. In that time I have managed properties from $200 to $1550 per week. This has given me a strong fundamental understanding of how to approach all types of investments.
The difference in managing a home in the lower 1% and the top 1% of the market is minimal. All tenants expect to be treated with kindness and respect and to know that their concerns will be listened to, despite the price point.
This is also true for my landlords who can be confident that I will treat their home with the time and attention it needs.
Building a strong foundation of reliable, consistent communication alongside thorough, ongoing management is what makes me a truly effective property manager.
